Introduction

At North West Knutsford we want to create good quality homes and employment space to support local jobs, which will integrate and complement the existing community.

The Crown Estate owns land at Northwich Road and Manchester Road in Knutsford and is proposing to deliver a total of 250 new homes as well as a 7.5-hectare business park, to help meet local housing and employment needs.

The two sites will also include a range of walking and cycling routes, road improvement works, open spaces and a number of other amenities.

These sites have both been identified by Cheshire East Council for development within their emerging Local Plan.

 

Consultation update

We were pleased to receive outline planning approval for 190 homes at land north of Northwich Road in April 2018 and a planning application for land west of Manchester Road is now being prepared which will look to deliver up to 60 new homes and employment space to support about 1,000 new jobs.

The Crown Estate held a public consultation on proposals for new homes and jobs land west of Manchester Road in Knutsford.

The exhibition took place on 5th September, at Saint Vincent de Paul Catholic Church, 18 Tatton St, Knutsford, WA16 6AF.

Our Proposals

Cheshire East Council adopted its Local Plan in July 2017 which sets out the number and location of new homes and jobs to be built across the area until 2030. Within the Local Plan, CEC has identified North West Knutsford as a location suitable to deliver new homes and jobs to meet local demand.

A key element for the long term planning of North West Knutsford is a new link road between Northwich Road and Manchester Road. Both of The Crown Estate’s sites will deliver a section of this road, with the intention that it will be completed when the intervening safeguarded land is released by Cheshire East Council.

In April 2018, The Crown Estate received outline planning approval for up to 190 new homes on land north of Northwich Road. We are now consulting on our plans for new homes and employment space at land west of Manchester Road.
